To supervise the day to day planning and allocation of the technical maintenance resource within their respective Region. To supervise the Planned Maintenance Programme for their respective sites, and deliver an excellent reactive service to the property portfolio ensuring compliance with all SLA's & KPI's. To supervise and deliver small replacements projects and update Asset Registers when equipment is replaced as part of Life Cycle or Small Works Programme. To ensure that all sites within the region meet statutory compliance regulations.
Planning and allocation of technical resources across the Region including the control and issue of materials and equipment.
Supervising the Planned Preventative Maintenance (PPM) and Statutory Compliance Programme for the Region
Supervise, coordinate and issue all PPM's to the Maintenance Teams and achieve the agreed SLA's
Support the TSM in collating completed PPM worksheets and reviewing for any additional works identified therein and planning additional resources to reflect availability in the Region
Updating Asset Registers when equipment is replaced as part of Life Cycle or Small Works
Programme for the Region
Support the TSM in training and support of operatives and guidance in using correct methods and procedures including Health and Safety requirements and welfare of staff
Liaise with Site Security where required in advance of planned visits and comply with their instructions, maintaining key and site security
Maintain adherence to the HSBC code/rules of conduct
Participate in the Health and Safety Policy of the company and report to the TSM regarding any dangers; hazards or other defects/issues that may be encountered
Ensure that the Company Dress Code is adhered to at all times and that all uniforms and Personal
Protective Equipment are issued on staff commencement, maintained at all times, and collected at the end of staff employment
Undertake other tasks or requests to maintain and improve the service provision throughout the region
Maintaining ongoing service performance through service and performance reviews including the undertaking of performance reviews / appraisals
Assisting in the recruitment of team members as and when required
Be aware of the business continuity plan for the part of the business you work in
What we are looking for
Substantial quantifiable and demonstrable experience in a similar role
Demonstrable experience of first line supervision of technical operatives
Recent successful experience of controlling multi site teams involving hard and soft services for a multi site estate
Previous experience of Project Management dealing with sub-contractors and supply chain within a complex multi faceted operation
Proactive supervision and experience of large internal service delivery teams within a major UK FM provider
Proven track record in successful people management including performance management and familiarity with operational HR process and procedure.
Detailed operational understanding of facilities maintenance and building services within a client focused environment.
Extensive experience in supervising a large multi-disciplined workforce.
Experience in the Mechanical and Electrical aspects of general building PPM schedules
Experience with similar maintenance duties including fault diagnosis, rectification.
Building Management Systems experience
Mechanical or Electrical Apprenticeship, 17th edition IEE, C&G 2391, BTEC & HNC or similar.
IT literate FM Management Information Systems, MS Word, Power point and Excel.
Wide breadth of knowledge on mechanical electrical systems and building fabric repairs
Experience of Supervising and controlling similar contracts/site delivery teams
